What the Price Replaces

Most communities piece this together: accounting software, a bookkeeper, a texting service, an email account, a phone number, and a website, none of which share a record. Here is that stack for a 212-home community, beside Havn for the same community.

Pieced together

$369a month

QuickBooks Online Essentials

A ledger, bills, and reports for more than one user

$85

Bench, Bookkeeping Light

Someone to post payments and reconcile the bank

$199

SimpleTexting

A texting number and 500 texts a month

$39

Google Workspace Starter

An email address for the association

$7

Google Voice Starter

A phone number for the association

$10

Squarespace Core

A website where owners find the documents

$29

And still no owner portal, no autopay, no collections ladder, no voting, and six places to look when an owner calls.

Havn

$207.20a month

212 homes, run by the board. A 59-home board pays $59.

  • Accounting, texts, email, calls, letters, and the documents in one record
  • An owner portal with autopay, receipts, and statements
  • Violations, collections, requests, voting, and the calendar
  • Resale documents, paid for by the person ordering

Prices read from each company's own pricing page on October 18, 2026: the lowest published plan that fits a community of this size, at the yearly rate where that is the price shown. Each company sets its own prices and may change them. A bookkeeper still has a place in many communities; Havn posts owner payments and reconciles the bank on its own, which is most of what a board pays one to do.

Per Document

You set it

The requester pays the price you put on each document.

  • You set the price for every document and format
  • Havn's share comes out of that price and is never added on top
  • A price above the state cap cannot be saved
  • Card payments settle to the association's own bank account

How resale documents work

The Only Other Costs

Two things cost money as they are used, each at a published rate. Texts and calls are included.

Postage

Letters go through the mail per piece, first class or certified, billed to the company's card and posted to the association.

Online payment fees

Cards carry 3.25% plus 30 cents, bank payments 1%. The association decides whether the owner or the association covers it.

Frequently Asked Questions

What is a unit?

A home the association bills. A condo, a townhome, a lot: each one counts once, whatever it owes and however many people own it.

Is there a free trial?

Thirty days from the day a community is added, with everything on. The first charge comes the day after, on the card or bank account on file.

Is there a contract or a minimum?

No contract. A self-managed board and a management company both pay at least $59 a month per community. Once a company's portfolio passes 1,000 doors, every unit bills at $0.70 with no minimum. Cancel at the end of any month.

Do resale documents cost extra?

No. They are part of the platform for management companies and self-managed boards. The person ordering a document pays for it at the price you set, and Havn's share comes out of that price. It is never added on top of a state's legal cap.

What happens where a state caps a document fee?

Havn holds each state's cap. A price above it cannot be saved, and the limits are applied again when each order is priced, including rush fees.

Who pays for letters and online payments?

Postage is billed per piece to the company and posted to the association. Online payment fees are 3.25% plus 30 cents on cards and 1% on bank payments; the association chooses who covers them.

Give every owner a portal this month.

HOA management software with a homeowner portal owners actually use. Resale documents are included; the requester pays for each one.
